They most often inherit via a will, but a new conveyance called a "transfer on death" deed avoids probate and is gaining popularity. Some clients take ownership upon the death of a parent who had a life estate. This also avoids probate.
Probate
Probate is the required process of ensuring a will is valid, and the orderly distribution of a decedent's estate by the personal representative. The probate process is supposed to be completed within 12 months. In the current market, your loved one's home may take a while to sell and if so, we must file for an extension of probate.
